Brook Street are pleased to present a fantastic opportunity to work for a national estate agency, who are looking for a Property Manager in their brand new branch in North End, Portsmouth.

The successful candidate will have at least 2 years experience working in the property industry, you must have a full driving licence and car. Sales experience and attention to detail is very important. Working hours are Monday-Friday 9am-6pm with alternate Saturdays 10am-4pm with a half day off in the week. (Excluding Jan, Feb, Aug and Sept as this our peak trading period).

The duties of a property manager are below:

Reactive/Ongoing maintenance -
Liaising with tenants and landlords and contractors to get works quoted for and approved whilst keeping tenants informed;
Updating maintenance portal;
Producing works orders and getting contractors paid from jobs.

Renewals-
Organising renewal of tenancies and drafting paperwork;
Renewing tenancies on our system and filing contracts.

Mid-term Inspections-
Booking and carrying out periodic inspections and reporting any maintenance to landlords and contractors to get any necessary works carried out.

Gas Safety Certificates -
Booking and keeping up to date expiring gas safety certificates to ensure all are in date all the time.

Deposit Returns - Managed and let only
Organising return of deposit or payment to landlord once agreement has been reached of any deductions.

TDS- Tenancy Deposit Scheme
Updating TDS when renewing contracts and when tenancies come to an end, releasing deposit once agreement on return to tenant or landlord.

Check Out Inventories -
Carrying out check-out to inventory and organising any maintenance/cleaning to be carried out to get property readied for ingoing tenant.

Taking Phone Calls and Dealing with passing customers when necessary-
In an office of 4, not all negotiators are always in all so you may be called upon to help customers, be it tenants/landlords/buyers or vendors.

Aiming to keep tenants as happy as possible providing them a good service of tenancy and retaining the service to landlords to keep managed units/portfolio.

This would suit someone who has worked previously in a Property Management role or who has been working within a Estate Agency for at least 2 years, who has a passion for working with all type of people and providing an excellent customer experience.
