An established residential contractor covering London and the surrounding counties sees an experienced, diligent contracts manager to work with them delivering turnkey energy-efficient building projects, a sector they lead in the London region. Recent projects have been in Bloomsbury, Kensington, Clapham & Buckinghamshire including new-build, extension, conversion, and deep refurbishment. The contracts manager will work under the company at the office in High Wycombe.

The successful applicant with bring with them extensive skills and experience to share with the team and help take the company to the next level. If you have extensive residential project management skills this could be the job for you.

Responsibilities

- Managing and programming multiple simultaneous residential refurb projects.
- Management & scheduling of resources and capabilities including staff, tools, vehicles and materials using our cloud based project management software.
- Providing administrative support to site foremen e.g. ordering materials, arranging deliveries and negotiating prices with subcontractors.
- Keeping track of and pricing all additional costs and variations to the contract.
- Ensuring projects stay on time and budget throughout each build.
- Coordinating between clients, site managers and administrative staff.
- Managing and ensuring the Health & Safety of the entire site and project.
- To be a positive and inspirational leader who actively engages with his workforce to enhance the productivity of the project.
- To fully understand design / procurement / construction / completion planning, programming and progress reporting.
- To report openly and honestly at all times, acknowledging problems, seeking providing and analysing solutions.

Required skills and experience

- 5 years experience as Contracts Manager or Senior Project Manager with sole responsibility for multiple residential refurbs contract value £500k - £5M.
- Proven experience of profit and cost control and managing budgets.
- Excellent technical knowledge of typical UK residential construction, products and processes.
- Ability to create and implement procedures to improve workflow efficiency giving existing PMs more tools to work with.
- Excellent organisation, attention to detail and program management.
- Good Excel skills.
- Comfortable learning new software tools and workflows

Additional skills of benefit:

- Working knowledge of 'Buildertrend' CRM very valuable
- Previous experience as site foreman/manager on residential builds
- Knowledge of CAD, 2D or 3D drawing.
- Experience in quantity surveying, estimation, contract law.
