Property Manager
GFW Letting are looking for an experienced Property Manager to join their team in Newcastle to help manage their expanding portfolio. This is a demanding but rewarding position working within a positive and proactive team.
Property Management
Accounts
- Ensure rent collection and pursue if late
Property Inspections
- Carry out inspections and report back to Landlord
Repairs
- Take details on repair issues that arise
- Inform Landlord and advise on appropriate course of action
- Issue instructions to contractors
- Keep tenants fully informed of progress
- Review invoices and instruct for payment
- Check work carried out correctly where appropriate (eg for large/complex works)
Legal Notices
- Review tenancies nearing end of fixed term
- Issue legal notices where appropriate
Contractors List
- Identify and maintain contact with reliable contractors
- Review and verify contractors insurance and certification as appropriate
- Review efficiency and reliability of contractors
End of Tenancy
- Advise parties of procedure
- Carry out end of tenancy checkouts
- Negotiate deductions from deposit
- Manage and update the tenancy deposit scheme
General
- Assist front end lettings with enquiries and carry out viewings where required
Business Development
- Actively promote GFW Letting in the wider community
- Attend relevant industry seminars/conferences
- Attend networking forums where appropriate
Communication
- Manage relationships between Landlord, Tenant and Contractor.
- Work efficiently with the accounts function
