Job Title: Lead Technical Services Supervisor

Location: Knightsbridge, London

Salary: £45,000 plus £1345 meal allowance

Located in the centre of Knightsbridge this exclusive private apartment complex is now seeking talented individuals to join their well established and solid Engineering Team.

You will support the Technical Services Manager provide a technically and commercially efficient solution for the management and control of all engineering services at the apartments whilst ensuring & maintaining compliance in line with requirements. You will also provide outstanding service to all residents in terms of a first line of defence with regards to engineering problems with apartments to ensure 100% satisfaction.

Key Responsibilities:

  • Identify and assist in developing annual service contracts to ensure best value and excellent service levels and present for approval by MD.
  • Ensure property standards are consistently maintained to ensure Health & Safety regulations, local council/ authority requirements and accepted codes of practice are adhered to.
  • Monitor maintenance standards in all places of work on a daily basis and to take corrective action where necessary.
  • Manage and coordinate engineering functions and team members in respect of repairing and maintaining all residences machinery, equipment, sanitary systems and civil works.
  • Manage a comprehensive preventive maintenance system through the Computer Assisted Facilities Management [CAFM] system and play an active role in ensuring its daily maintenance.
  • Ensure that public areas are well maintained to defined standard.
  • Liaise with housekeeping and other related departments, daily, to ensure a consistently smooth operation.
  • Handle resident and employee enquiries in a courteous and efficient manner and report complaints or problems to the MD, especially if no immediate solution can be found and assure follow up with residents within 24 hours.
  • Consistently manage the team, in line with HR processes, ensuring they comply with agreed standards of operation.
  • Support the recruitment, selection and ongoing training & development of the team.
  • Conduct six-monthly performance appraisals and give employees regular feedback on their job performance.
  • Maintain daily operations within the established service charge budget and control costs carefully.
  • Participate in the formulation of the Annual Service Charge Budget in determining projected expenses, operating equipment and FF&E requirements in line with the compilation of the Annual Business Plan.
  • Undertake duty supervisory cover over weekends in accordance with the duty rota.

Key Requirements:

  • A recognised engineering qualification - e.g., HND/ONC/C&G Building Services Engineering, Electrical or Mechanical Engineering, or,
  • A minimum of 5 years relevant and current experience in a similar post.
  • Current evidence of competencies in management of Statutory requirements in Building Services - IOSH Managing Safely/NEBOSH qualification, Fire Safety, PUWER, L8 Awareness, plus core skills competency e.g. IEE 17th Edition Wiring Regulations, Confined Spaces, Permit Issuance.
  • Demonstrable current experience in managing and supervising a customer focussed engineering workforce delivering a best in class, compliant service.
  • A good appreciation of HR procedures & process in respect of managing 4.
  • A thorough knowledge of BMS operations and system requirements.
