Tenanted Vacancy - Clifton
Clifton Wine Bar, Clifton
Introduction
This pub is a hidden gem in the heart of Clifton, tucked away in the arches underneath the classic Georgian houses on Richmond Terrace, Queen's Street.
Set in an area of Clifton that is very popular with young professionals, this is a great place to meet up and enjoy the lovely secluded terraced patio and beer garden.
This is a very unique bar, with a great feel in a bustling city.
Trading Potential
The Clifton Wine Bar sits in our "neighbourhood local" segment. Set in the arches under Richmond Terrace on the Queen's Road, this quirky bar has the feel of being in cellar vaults with exposed stone work being a feature. This site is a very popular venue with students and young professionals alike and the current trade split is 90% in favour of wet. The current food offer is limited to ciabattas, sharing platters, and a small selection of mains and burgers. We feel that there is potential here to extend the menu choice to compliment the style of trade. Marketing through social media platforms would assist in optimising the full potential of this site. We will in future be looking to invest in the trading area.
