Sales Co-ordinator
Sales Co-ordinator - Pennant Homes Salary: GBP21,675 - GBP25,500
Job Role: Sales Co-ordinator (Pennant Homes)
Accountable to: Operations Manager
General
To be part of the Pennant Homes team this is to include, Pennant Developments, established Coastal Housing stock, part exchange properties and Low Cost Home Ownership also, to work closely with the Media and Sales Co-ordinator to implement new marketing and advertising strategies.
Duties
- Liaise with the Media and Sales Co-ordinator in updating databases, Pennant Homes website and Social Media.
- To instruct and manage external agencies e.g Solicitors, Estate agents to ensure all contracts are proceeding to the timescale required and work to resolve any issues.
- Assist the on-site Sales Advisors with contract chasing when required.
- To be located on site 1 day per week per development to assist with sales and administrative duties.
- Be available to cover site sales staff when necessary, this can include weekends.
- To ensure the database is compiled and updated to ensure latest information is readily available. 7. Manage the established stock portfolio in conjunction with internal departments and external agencies such as WAG.
- Manage Right to acquire applications, stair-casing enquiries, selling on enquiries, remortgages on shared equity/shared ownership, and Deeds of Postponement, always ensuring business is conducted in line with Welsh Government procedures.
- Assist with the set up and shut down and launch of development.
- Represent Pennant Homes at Project and Site meetings, resolving issues with development and the Contractor when required.
- To assist with the marketing and sale of all low cost home ownership properties sold by the group including assessing applications, allocating plots and liaising with the Local Authority and funder.
- To be responsible for liaising with solicitors to draw up leases and contracts for residential properties.
- To implement new systems and databases to manage all aspects of Pennant.
- To be responsible for managing the after sales service, rectifying complaints and repairs and ensuring customer satisfaction is maintained.
- Carry out market research to establish sales potential and pricing of proposed developments and existing properties for sale, liaising with external agencies.
- Establish and maintain relationships with outside agencies such as Planners, Solicitors and Media Companies.
Coastal Housing Group
- To be aware of and keep up to date with local residential and commercial market trends, advise the Association of these trends.
- Assist with design feedback and use to seek improvements to internal specification and development design, using systems thinking.
- Assist to source and meet with new suppliers and manufacturers to create new working relationships, and to advise Development on specification on new schemes.
- Liaise with external agencies such as LABC & NHBC ensuring our applications and renewals are correct and up to date.
- Liaise and exchange knowledge and experiences with external companies such as Millbay Homes (part of Pembrokeshire Housing Association) to improve new schemes and maximise income.
- To undertake training as required, whether identified by self or others in the Group.
- Assist with managing the budget when working on Sales deals.
- Demonstrate a focus on Customer Care in order to enhance the reputation of Pennant Homes, increase profitability and achieve customer satisfaction.
- To comply with the Health and Safety regulations and the Group's working procedures.
- To treat colleagues and clients in a fair and non-discriminatory way.
- Carry out any other duties reasonably determined by the Chief Executive or Managing Director of Pennant Homes.
