JOB TITLE
Building Maintenance and Support Officer
RESPONSIBLE TO
Property Maintenance Supervisor and Tenant Support Manager
PLACE OF WORK
Mainly call outs to properties in the North of England. Occasional visits to properties in the South. One day per week based at Cecil Close, Langley Moor, County Durham
HOURS OF WORK
40 hrs/wk 8.30am-5pm (inclusive of 1/2 hour lunch break)

SUMMARY OF ROLE:
To carry out various maintenance tasks within our supported living properties in Durham and other areas as directed as well as dealing with out of hours emergency maintenance.
The role will mainly be working autonomously completing both internal and external maintenance (including purchase of materials etc.) working in a timely manner. The role includes identification of suitable contractors for planned and emergency maintenance and supervision of their work.
The role also includes one day as a tenant support officer at our scheme for people with vision and/or hearing impairments in Spennymoor, County Durham. British Sign Language skills are desirable. Where these are not present, the candidate must have the willingness to engage in training to reach at least British Sign Language (Stage One)
Our tenants are vulnerable adults, sometimes with challenging behaviour, therefore extra care and diligence must be taken when carrying out maintenance and support tasks.
Key Tasks:
Maintenance Supervision
Respond to RHA requests for maintenance during normal working and out of hour's emergency requests
Good organisational skills
Excellent communication with our tenants, third party support staff and other agencies
Identification of suitable contractors for planned and emergency maintenance
Purchasing of materials/appliances
Fitting kitchens
Fitting bathrooms
Plumbing / drainage . . . but not GASSAFE Registered, works on gas lines / appliances
Plastering
Tiling
Painting & decorating
Basic carpentry e.g. door hanging, fitting locks, shelving, panelling, and furniture repair
Minor low-level roof, guttering etc. repairs
External repairs to building fabric, driveways, fences, sheds etc.
Completion of related administration for purchases, time recording and any Reside documentation in a timely manner
Fitting appliances and assembly of furniture
Removal of surplus items or scrap
To advise the Property Maintenance Supervisor of any maintenance works that you identified
White goods installation
Any items not covered by above but can reasonably be expected as required in a supported living home environment
Any other reasonable duties as required by the Property Maintenance Supervisor and/or Facilities Manager.
Tenant Support (one day per week based at Cecil Close)
Support tenants to liaise with the sensory support team linked to Cecil Close
To work alongside the tenant support team to ensure that tenants understand their rights and responsibilities as tenants and to provide information and advice to tenants
To work alongside the tenant support team to deal compassionately with breaches of tenancy conditions in accordance with the Association's policies and procedures.
To report and/ or deal with as appropriate any maintenance issues to the maintenance department, especially items that affect the health and safety of our tenants.
Ensure compliance with the Association's policies and procedures and all other relevant legislation, regulations and guidance (ISO 9001:2008).
To monitor and report long term voids. Assist in filling voids as appropriate.
General
To positively promote the reputation and standing of the Association in all dealings.
To communicate effectively and productively with all Reside staff.
To carry out other such duties as may reasonably be requested by your Line Manager.
