The Morley Wood is a fantastic community local set in the small popular village of Brandon directly to the West of Durham about three miles outside the main city conurbation. The population of Brandon is approximately 10,000 with Durham having a population of approximately 50,000.
A pub is all about ambience and atmosphere and this business delivers in spades. Rarely does a business so well established and with such robust levels of turnover come to the market. The pub is successful due to the current tenants' ability to drive trade by pulling on all the classic business levers available and maximising the trading space and hours.
Well established business with good customer base and huge local support
Initial stepped rent available for the right applicant
Established destination food outlet with good Cask ale selection
Trading style
The Morley Wood has an excellent food trade (approximately 300 covers per week) driven by a menu of pub classics served as huge portions representing superb value for money. The wet trade is through a strong, three handpull, cask ale offer, live sports and the engagement of multiple darts and pool teams. The whole operation knits together well and generates a public house of real vibrancy that we would all love as our local. The one thing that strikes you on visiting this pub during core trading hours is just how friendly the locals are and how in a medium sized trading space both diners and drinkers co-exist without impacting on the other.
Trade accomodation
The pub is a one room operation with dining to the left and drinking to the right with TV, pool and darts. On two/three nights a month the pub will offer live entertainment with the pool table covered and relocated to accommodate. The pub and the fixtures and fittings are all in good condition when allowing for the high levels of usage and can accommodate for up to 50 covers at any one time. The ladies and gents toilets are located to the rear of the pub and the fully equipped catering kitchen is located to the left side of the pub next to the bar. Outside there is a fantastic lawned area for alfresco dining along with a number of benches which increase covers and capacity in the spring and summer months. There is also a large car park for up to 30 cars.
Private accomodation
The private accommodation is located on the first floor which is well appointed and consists of three bedrooms, bathroom, kitchen and office space.
