The Tyning Inn is a wet led community pub located in a residential estate in Radstock called 'Walnut Buildings'. Radstock is a small town in Somerset 9 miles south west of Bath with a population of about 6,000. It is a densely populated area with the majority of the trade coming from the estate, with the pub being a real focal point of the community. This has historically been a coal mining town and it was important in the industrial revolution with a direct link to the Great Western Railway, the Radstock Museum is housed in the town's former market hall. More recently Radstock has become a commuter town for the nearby cities of Bath and Bristol. Admiral Taverns are looking for an experienced community operator or somebody local who is looking to develop the business. Admiral will offer support in marketing, business development and training.

Trading style

The Tyning Inn currently trades as a community wet led pub with the majority of the trade coming from cider and lager sales. There is opportunity to develop a simple food offer from behind the bar offering pizzas, burgers and hotdogs to further increase the wet trade. The pub is popular with entertainment with either bands or live music every other weekend. The Tyning has historically had darts and pool teams and with both a pool table and darts board in place there is a definite opportunity to attract the teams back into the pub. The introduction of Sky or BT sports would also further enhance trade. Current trade also comes from both a healthy machine income and some of the rooms above which are currently let out as bedsit style accommodation.

Trade accomodation

The Tyning operates from a large one bar operation with mainly standing room and stools in front of the bar. To the far left is a pool table and darts board. To the right of the bar is a small lounge area which leads through to the toilets. Admiral Taverns are in the process of putting in a small back bar food solution with pizza oven and microwave to develop a simple food trade. The pub has a ground floor cellar and plenty of storage space. In front of the pub is a car park and large enclosed beer garden with great opportunity for summer barbecues and family days in the summer. There is parking for at least 10 cars.

Private accomodation

The domestic accommodation consists of 3 bedrooms, lounge, kitchen-diner and bathroom. There is also the option of letting out these rooms as they are fully compliant.
