Rare opportunity to join the well reviewed and regarded Housing Association with assets through the UK

They are looking to bring on board a Asset & Maintenance Manager (Property Manager) to manage and discharge the service management reporting to the head of property services

As such you are responsible for the following areas:

Properties
1.Oversee the maintenance of properties by providing advice and support to colleagues and dealing with urgent and complex issues which may arise from time to time within our stock and require an on-site presence.
2.Ensure that maintenance tasks are reported to Central Office, quoted for and completed within an agreed timescale.
3.Maintain the current relationship with the current network of oversight personnel and tenants.
4.Liaise with retiring ministers and those re-locating in respect of identifying suitable properties e.g. carrying out homebuyers surveys or arranging for such .
5.Maintain and manage the network of trusted local tradesmen and professional surveyors in relation to specific projects .
6.Ensure that the database records are up-to-date and accurate.

Maintenance
1.Undertake maintenance task evaluations, prepare job reports including estimated costs and where appropriate provide photographic evidence to be supplied to Central office.
2.Undertake checks of smoke and CO alarms at all properties visited.
3.Arrange 5-year electrical safety checks when due.
4.Lead site meetings on larger jobs to ensure progress, costs and quality standards are monitored and kept under control.

General
1.Ensure that RMHS administrative processes and procedures are adhered to.
2.Provide input into revising, improving and introducing systems
3.Flag concerns of tenant welfare to the secretary
4.Provide support to the Administrator when requested.
5.Provide accurate information to Central office staff regarding visits planned visits, visits undertaken and maintenance requirements following those visits.

Budgets/Financial Responsibility
1.Monitor and sign off maintenance and repairs expenditure costs against quotations up to an agreed limit.
2.Provide the Central Office with documentation in readiness for payment.

Applicants must be able to start promptly and be eligible to work in the UK

Owing to the nature of the work ideally you will have Public Sector experience in a similar role and or Social Housing experience.
