Hours: Contracted 25 hours per week. Monday to Friday between the hours of 8.00am and 1.00pm with some weekend work required.

The Role

The role of Maintenance Manager at The Neighbourhood is primarily to ensure the good upkeep of the building, its grounds and all relevant M&E equipment within it. To provide reactive and proactive maintenance and support while ensuring constant communication with the Residence Manager.

You will be helping resolve any day to day maintenance issues our residents report to make their stay comfortable and stress free as well as ensuring the building is functioning to the highest standard. This requires being friendly, proactive and helpful to customers with all matters relating to the functional aspects of their room, the wider building and the systems, controls and equipment therein.

There is a significant level of customer interaction and therefore the role requires a high level of attention to detail, accountability, professionalism, integrity, and with the main focus on providing the highest level of service to our customers.

Main Duties and Responsibilities:

Electrical & Mechanical repairs and maintenance

To carry out basic inspections and repair of any electrical equipment within the building on the 13 AMP Circuit. This includes basic tasks such as changing light bulbs, replacing wall fittings (switches and sockets), replacing radiator elements, changing fuses, checking and maintain the tenant’s kitchen appliances etc.

To run maintenance routines on the electrical and mechanical equipment that serves the wider building (heating, cooling, hot water, drainage etc) and carry out routine inspections on such equipment, where appropriate.

Carpentry, Furniture, Fixtures and Fittings

To carry out basic carpentry repairs to the fixings and fittings within the building including the studio flats, cinema room and communal areas and stairwells.

To carry out additional painting and decorating to internal walls and external boundaries as a result of normal wear or deliberate damage.

Plumbing

To diagnose plumbing issues and where appropriate create a workable action plan within a predefined time frame.

Be responsible for unblocking and removing matter from sinks, toilets, drains and traps where necessary to resolve any plumbing or drainage problems.

Lift Installation

To report in detail on all operational faults and reliability issues with the passenger lift and to document and deal with the service and support engineers as and when they are called out.

Facilities

Assist in the proper recording of all reported maintenance from residents, members of staff and any periodic inspections.

To collect and collate information for the management purposes such as meter readings and room condition reports.

To monitor, record and maintain all cleaning and maintenance stock levels on a monthly basis.

To carry out regular inspections, repairs and cleaning of a set of bicycles.

Cleaning

To carry out cleaning of all the ground floor windows on a weekly basis, pressure washing and scrubbing benches, pressure washing pavements and removing any graffiti.

Exterior grounds

To maintain the outdoor areas to a high standard. Including cutting back hedges, repairing damage to boundary walls and walkways.

To maintain the condition and cleanliness of the walkways, bike stores and refuse areas.

To ensure all outdoor areas are kept clear and free from any potential risks to customers, members of the public. This includes but is not limited to removing any snow, debris or trip hazards.

Health and safety

To carry out appropriate inspection and test of any health and safety equipment and ensure all defects are rectified or escalated to the Residence Manager.

Security

Be responsible for a set of master keys and using them appropriately to access occupied rooms, entering restricted areas and in the event of an emergency.

Ensure the correct Issuing of keys to different personnel, whilst recording these events in line with the company’s policies and procedures.

Help the business create a secure environment for the residents to live by monitoring entry to the site and encouraging residents to be responsible for their own safety.

Respond appropriately to and record any incidents where residents, visitors or members of staff require assistance or are causing anti-social behaviour.

Other

To attend training and development courses and to assist in the training and development of others to ensure high standards of customer service are met.

To work weekends during the busy periods throughout the year, especially the start and end of the academic term. Provide front of house and administrational support to the Residence Manager for all requirements relating to a resident’s ‘checking in’ and ‘checking out’ experience.

Have a basic understanding of the brand and the brand’s values.

Carry out demonstrations of safe practices to students, including operation of the electrical equipment provided in their accommodation.

To work more than the contracted hours where necessary, especially during the start and end of the academic term.

The Person

Confident in dealing with a wide range of maintenance related issues is an essential part of the job.  A natural problem solver who can remain calm under pressure and diligent to ensure the highest of standards are met.

The post holder must therefore be proactive, a good communicator, flexible, conscientious and hardworking. They will also require the necessary technical skills to deal confidently with a range of maintenance issues including electrical, carpentry, cleaning and plumbing.

Knowledge and experience              

Essential: Experience in maintaining buildings/properties, including carrying out basic plumbing, electrical and carpentry. Having a basic knowledge of H&S in the work place and M&E equipment.

Desirable: Experience in the higher education, letting, student accommodation, hotel or construction industry.
