Traditional Tendered Contracts, Negotiated Contracts, Construction Management and Design & Build Contracts

1-3m commercial, industrial health sport and residential projects.
My client is a regional main contractor who designs builds and restores buildings throughout Essex and surrounding areas
My client is a privately owned main contractor.

With an estimated turnover of 5-7m

Projects include education, commercial, healthcare, residential and industrial which range in value from 100k- 1.3k.

Role and responsibilities Contracts Manager
Projects in estimating stage
Limited involvement at this stage, beyond assisting estimating team discussing buildability & programme if required
Projects in production stage
Oversee multiple live projects, be the main customer-facing face of the organisation once a project has started
Be comfortable with large corporate clients and the paperwork they are likely to produce
Be comfortable working as the main contractor or a multi trade subcontractor
Put the direct labour force to work, to be able to command their respect but give respect in return
Understand and control project programme, adjust schedules as work progresses, order materials in timely fashion
Management of project subcontractors
Liaison with clients
Understand the process of design queries, facilitate and investigate solutions, co-ordinate with client to obtain responses and instructions
Be sufficiently skilled in aspects of construction to understand issues and be able to investigate and propose solutions. Know what you dont know and know how to go about finding the answer. Understand the building process, spot the buildability or otherwise of clients requirements.
Be commercially aware, spot variations, understand what we are contractually obliged to do and what is additional work
Be able to communicate information to the project QS
Be able to follow established workflow systems without inventing new ones
Procurement of materials and plant for direct labour
Monitoring and improving site procedures
Author risk assessments and method statements prior to work commencing and during works where variations arise
Monitoring and improving site supervisors health and safety standards
Review health and safety standards as part of site visits
Skillset
Minimum competencies
Computer skills including Word, Excel, Outlook
CSCS card Gold (minimum)
Read and understand architect drawings /specifications
Time / diary management
