The Glasshouse is a fantastic opportunity for an entrepreneur who wants to run a town centre location. Trading style

The Glasshouse was formerly a night-club venue and benefits from a late-night license. The new contemporary design scheme for the Glasshouse (which we will rename as 109 The High Street) will enable the new operator to trade this site from early morning to late night. The new layout will enable the operator to open for breakfast and coffee, through mid-morning for coffee/cakes, lunchtime, afternoon tea through to early evenings and late night drinking. The great thing about this site is that it's for the new licensee to decide how they wish to trade the site to maximise the location and opportunity. Ideally we are looking for an operator who is experienced and well-funded. As the site has been closed for a year it will require someone who has a flare for running a chameleon style operation and has particularly strong marketing skills to manage the build-up to opening, although support will be given.

Trade accomodation

The new scheme will provide for a downstairs trading area, with windows which open directly onto the street, allowing customers to look out onto the streets over a coffee, beer or glass of wine! There will be USB plug sockets to enable customers to recharge their mobiles, while you recharge them with food and drink. There is a large bar servery area, allowing for a quality coffee machine and cake display and a dumb-waiter allowing food service from the upstairs kitchen. There will also be disabled toilet on the ground floor. A large spiral staircase leads to the second-floor trading area which has its own bar and dumb waiter access. There will be unisex toilets on the second floor with a unique hand-wash facility making a real talking point and unique to the area. On the third floor there is a large catering kitchen which is served by the dumb waiter leading the ground and 1st floor. Outside there is a covered smoking shelter which will also double as an outside drinking area. Although this is a high street location there are three allocated parking spaces behind the pub for staff to use.

On the third floor there is a one-room flat comprising, a bedroom, living room kitchen and bathroom. Basic works will be completed to the living accommodation with the new operator completing decoration and carpets.
