The Downing Arms is situated on the A541 just south of the main A55 in North Wales in the village of Bodfari. Bodfari is a small village where the road passes through a gap in the Clwydian Hills, this gap is part of the River Wheeler. The Offa's Dyke National Trail passes through the village, and for walkers and campers completing the trail, Bodfari village makes a perfect final night stopover on the 177 mile route. With a population in the village of less than 500 people the village businesses rely heavily on passing tourist trade. The town of Denbigh is close by and the popular coastal resorts of Rhyl and Prestatyn are approximately half an hour's drive. The A541 provides a scenic route to nearby Snowdonia National Park which attracts thousands of visitors and overseas tourists every year.

The pub has recently been established in the vicinity as a destination food outlet without alienating the current core customer base. The menu and pricing needs to be pitched correctly to compete with the other destination outlets in the area. The pub currently offers a good locally sourced menu Cask Ales, Wines & Spirits along with local events and entertainment for both locals and the tourists using the camp site. Admiral Taverns are looking for an experienced couple preferably with a catering and hospitality background. They must have the drive and ambition to put the Downing Arms on the map as a must visit whilst exploring the lovely Welsh coast line. An applicant doesn't necessary need to be from the local area but must have the ability to form strong links within the community.

The Downing Arms is a detached building with a large plot of land to the rear. On entering, the pub splits off into two separate trading areas both having their own bar servery. The area to the left is the main bar area and frequented by the locals and campers. This area provides seating for around 40 people with the cosy open fire being its main feature. This area also provides access to the gardens and outside drinking area via a solid outdoor staircase. The ladies and gents toilets are also located within the bar area. The area to the right of the main entrance is currently being used as 30 cover restaurant or small function room. The internal trading area could do with modernising and fixture and fittings upgrading. The outside area to the rear of the pub houses a BBQ and covered smoking solution and provides additional dining covers in the summer months. The garden also offers a place to camp and as an additional benefit has a bunk house that can accommodate 6 - 8 guests. There is also an outside shower/ bathroom to add to the facilities for campers and bunk house users which is a plus point for the cost-conscious ramblers.
