The Falcon is located in the Walton area of Felixstowe less than a kilometre from the wonderful beaches of this coastal town in Suffolk. Its location on the High St area surrounded by shops makes the Falcon at the centre of the local community. Felixstowe has a population of 27,000 and the Walton area is largely residential with good quality housing. Felixstowe has the largest container port in the UK which is a key employer for the town and set to benefit further with ongoing expansion. Its quay is one and a half miles long! The pub will be available in July following the retirement of the current licensee and presents an excellent opportunity in this vibrant town to grow and expand the business with very little direct competition.

Trading style

The pub is currently a community wet led only focusing on sports especially darts and music. It is very much loved by locals and is busiest from early evenings with the after work crowd and at weekends. It is considered a friendly and relaxed pub to drink and open most nights to midnight. The Falcon would suit an experienced publican who would like to take advantage of the opportunities to develop the business opportunities here such as introducing cask ales, starting a simple traditional food offer and making use of social media.

Trade accomodation

The Falcon has a large centre 'island' bar with seating all around. There is a darts and pool area within the main bar, but there is also a separate room behind the main bar also used for darts that has potential to be developed. The kitchen just off the main bar has the potential to deliver a small but effective traditional pub food offer. There is a small car park for six cars to the back, also a patio seating area to the side of the pub and a small beer garden to the back of the pub as well as benches for drinking at the front.
