The Waldegrave Arms is a beautiful village pub situated in the Somerset village of East Harptree. Located in the Chew Valley on the northern slope of the Mendip hills, the village is approximately 15 miles south of Bristol, 16 miles southwest of Bath and five miles north of Wells. The building is a 16th Century stone building located in the centre of the village. The St Lawrence Church, which dates back to the 12th century and is grade two listed, is located opposite the pub with the village primary school next door to the pub. The Waldegrave is very traditional in style with nooks, crannies and plenty of character. The catchment area is 15 miles in all directions and as such this is a great opportunity to be a destination food house. Importantly the pub also exists for the community and as such Admiral Taverns are looking for someone who will really engage themselves with the community.

Trading style

The Waldegrave is very much focused towards food and historically has been a very busy destination food house, however with a core drinking trade from the local community. There is also a good reputation for cask ale and this most certainly should be exploited. Regular entertainment is also hosted at the Waldegrave with live music and an open mic night every few weeks. The car park is also utilised monthly for a popular classic car meet. There is massive opportunity here to develop the food trade and be one of the best food pubs in the area.

Trade accomodation

The entrance of the Waldegrave is at the front of the building and comprises of a hallway with the trading areas to the right and front and the kitchen, toilets and function room to the left. Directly in front of the main front door is a bar area which is where the locals tend to drink. This area is cosy with mixed fixtures & fittings, quirky bric-a-brac, a wood burning stove and a really comfortable feeling. This leads through to more of a restaurant area with stone walls, a real fire and seating for up to 50 people. There is a small function room (meeting room) directly to the left of the front door which currently gets used for meetings by the local church & school. The pub is in sound order but may benefit from redecorating. The catering kitchen is fully equipped and perfectly suited for the building and its size, although may need some equipment upgrading.

There is a door in the bar area which leads out to a fabulous smoking shelter, with bench seating and currently an outdoor pool table. This area really has to be seen to be believed. There are steps up from here which lead up to good sized beer garden with manicured grass and well-kept shrubs. There is a further outdoor function room which is currently used to house a full sized snooker table which the current licensee uses almost as a private snooker club for the locals. The pub has a further two outbuildings that overlook the car park. These are currently not utilised but a patio in front of them gets used as a BBQ area. The car park has spaces for approximately 20.

The domestic accommodation consists of three bedrooms, lounge, bathroom and utility room. All in reasonable condition although would benefit from decorating.
