Post Title: Estates Technician (Asset Management - Service Charges) This role for a full time Estates Technician (Asset Management-Service Charges) has been released on a temporary basis of 5 months. The purpose of this post is to assist in the provision of property services to the Council. The post holder will act as a member of the Commercial Property team. S/he will take personal responsibility for carrying out routine tasks as an Estates Technician.Job Type: Temporary Working hours: 08:30 - 17:00 Start Date: 27/02/2017 End Date: 21/07/2017Salary: ??13.40 per hour Location: Central BathMain Duties:Planned maintenance works: Advise all tenants who will be affected by proposed planned maintenance works, Calculate monies due and invoice tenants as appropriate on completion of the contract.Sinking Funds and Rent deposits: Ensure that sinking fund contributions are made in accordance with lease provisions and that the funds are properly administered.Service Charges: Co-ordinate and prepare service charge accounts and service charge budgets and arrange for the tenants to be invoiced and payments monitored, across whole of the third-party occupied buildings. Rent Arrears: Work with the Commercial Debt Recovery Officer to co-ordinate the management of arrears of planned maintenance and service charge, liaising with tenants as necessary.Utility enquiries: arrange for the checking and payment of utility invoices, identifying where the cost is associated with a void property or an item to be included in a service charge.Property management: Assist the Estates Surveyors with the management of specific properties, which may include assistance with rent reviews, lease renewals and new lettings.Buildings in mixed use occupation: inspect the common parts of buildings in mixed use occupation on a regular basis, liaising with building surveyors and tenants as necessary. Maintain records of information about common parts including key numbers, details of all relevant services.Dilapidations: monitor the time in which the tenant must carry out works, liaising with the Estates Surveyor and the building surveyor as to when follow up inspections are required.Maintain Valuers Manual: the Valuers Manual is the guidance issued to all team members to ensure that a consistent approach is taken to the roles and tasks undertaken.
