This is a great opportunity to work as part of the Property Management team in formulating stratagy and assisting the head of portfolio management with all aspects of management including, interpretation of memorandums of occupation, licences, leases and tenancies.
Formulation of tenancy proposals, liaising wit landlords and tenants, understanding and disseminating service charge information and communicating with solicitors.

Description

This senior position involves full estate management and in the execution of you will need to:

- Negotiate with landlords in respect of new leases
- Active management of properties within the portfolio to maximise letting opportunities
- Drafting of documents for use with tenants i.e. heads of terms for the granting of leases, licences and memorandum of occupation; advising and seeking advice on all tenancy related matters for existing and new leases
- Providing estate management advice in relation to tenancy arrangements, advising tenants as to the various responsibilities, obligations and covenants in accordance with the leases particularly on issues surrounding alienation, alteration and repair.
- Managing lease negotiations and rent reviews with agents, landlords, tenants and solicitors as appropriate, achieving favourable terms for NHS Property Services
- Agreeing landlord services charges and apportion to tenants appropriately in conjunction with the FM Managers.
- Liaising with valuers, agents and the landlords to achieve best outcome on operational lease issues
- Managing building insurance cover and advising as necessary; managing any claims. Answering queries on the level of coverage and processes.

Profile

The candidate should have a deep understanding of estate management and:

- Relevant property related degree
- RICS
- The ability to demonstrate and understanding of the principals involved in Estate management
- Experience in working in a similar environment
- Good IT skills
- Excellent communication skills.
