Residential property manager / block management is needed for a high end residential block portfolio in London West End. Our client is a small and established West End property management company looking after a portfolio of residential blocks in and around the London W1 and NW1 postcode areas - all properties are within walking distance of their office.

The role is working for one of London leading residential management firms (blocks) and offers good long term career prospects.

You must have experience as a residential property manager / block management - preparing service charge budgets and budget consultations, managing maintenance/repair works, dealing with all aspects of insurance claim, preparing and dealing with Section 20 notices. Experience as a residential property manager in block management is essential (ARMA or IRPM and experience would be beneficial).

A brief outline of the role is below.

* Managing a variety smaller residential developments in prestigious areas
* Preparing & managing annual service charge budgets and dealing with expenditure consultation.
* Liaising with tenants & accounts department regarding service charge queries
* Managing contractors and ensuring a high level of customer service
* Preparation Section 20 notices and dealing with Section 20 process
* Monitoring and managing insurance claims
* Authorising invoices
* Managing staff - direct line reports
* Planning cyclical maintenance, managing reactive works and controlling contractors
* Dealing with Health & Safety, compliance and audit documents
* Carrying out detailed building inspections
* Providing management information
* Full block management duties - a detailed job description will be provided should you progress interview
