Maintenance Supervisor
Maintenance Supervisor needed for a Maintenance Company based in Portsmouth GBP28,000 - GBP30,000
My client is a well established contractor to Public Service bodies and are looking for a Lead Supervisor for their Maintenance Contract.
Responsibilities:
- o lead and direct the team to be; professional, honest, versatile and committed, building a culture of mutual trust with General Fund Property Surveyors.
- Be accountable for service delivery performance, ensuring the service is monitored and measured to identify trends and issues. Implement improvement plans with Client involvement applying a systems thinking methodology where required.
- Work closely with your team by having regular One-to-One's to identify service objectives to achieve a knowledge and understanding of the General Fund Affected Properties, which continually improves the service delivered.
- Ensure operatives are maintaining their vans, keeping them clean and tidy and ensuring they have suitable van stock, which is being replenished, and that they are not using excessive amounts of consumables and tools.
- Escalate to the Repairs Manager any serious events or occurrences that need to be addressed urgently, and highlight key issues, trends or issues that could affect service delivery performance longer term if not addressed.
- Be accountable for your jobs supporting the team when pulled upon to deal with technical queries or general issues.
- Ensure that General Fund Repairs meet budgetary requirements, that do not exceed the GBP250 agreed limit. Seek approval with client where the repair has potential to exceed the threshold, so that it will not incur a disallowable cost.
- Scope and survey larger repairs and task orders, providing costs to the client in terms of time, materials, and plant, produce a timely program of works, risk assessments, and method statements. Ensure that large repairs and task orders are priced and managed accordingly, without incurring disallowable costs.
- Recruit and induct operatives ensuring they have a professional introduction to the company and contract.
- Ensure that Toolbox talks are being organised, and undertaken by yourself, ensuring that your team have attended.
- Treat all customers with respect, demonstrating a courteous manner, escalating if an issue cannot be resolved to the Repairs Manager.
- Reinforce the Health and Safety culture at all times, by ensuring company practices and policies are being followed and adhered to in the field highlighting issues and trends as they occur.
- Be adaptable to support other areas of the business when and where supervision is needed.
Requirements:
- - Able to recruit and induct staff ensuring they have a professional introduction to the company and contract.
- Knowledge and experience in all aspects of the commercial building and maintenance industry.
- Able to survey, cost and quote for a wide variety of commercial property repairs to a budget.
- Be the technical expert for associated works, providing efficient and effective solutions where required.
- Able to support and coach a team in the achievement of the perfect process.
- Able to operate in a changing and evolving environment and enjoy the challenge.
- Possess interpersonal skills and ability to communicate at all levels in a professional manner being able to challenge and be challenged.
- Have an organised approach to work and time management.
- Able to apply a practical approach and solutions to Health & Safety.
- Proficient in MS Office to an intermediate level and able to use an IT system for job management understanding how it functions and interacts with other systems.
- Able to record information in the field, identify trends and recurrent issues and put a measure in place to understand the extent of the trend or issue.
- Be a team player by understanding what it is to be part of a team sharing experiences and learning.
- Proactive in identifying your development needs and doing something to overcome them.
- Be able to self-manage and be self-motivated, prioritising work and have a desire to solve problems and eliminate waste.
- Be comfortable in dealing with all staff to motivate and direct them to assist you in improving the service.
Qualifications
- Recognised qualification within the construction industry.
- IOSH Managing Safely or similar qualification.
- Construction Skills Certificate Scheme accreditation.
- Have a full driving licence.
