This well-regarded independent estate agency with a network of local offices is currently looking for an experienced Property Manager to be a part of their dynamic and friendly team in their office based in Burnham, Buckinghamshire. The main purpose of the role is to ensure that the company's Landlords and Tenants receive an effective, customer focussed property management service during their tenancy. This will involve always ensuring Landlords, Tenants, Contractors and colleagues are fully abreast of actions you have taken, any programmes of work and their progress, and recording the same on the property management system. The job role will involve: Managing a portfolio of propertiesManaging all aspects of tenant enquiries and liaising with LandlordsMaking sure tenants and Landlords are kept informed of progress on a regular basisBooking approved contractors and sending works orders to carry out necessary repairs and redecorationsProcessing insurance claims for LandlordsProcessing contractor invoicesEnsuring the properties are up to date with detailed notes, and deadlines met in terms of property visits and property reports delivered to LandlordsEnsuring an excellent standard of customer service is provided and upheldRespond to all telephone and email enquires promptlyResponsible for changeover utility letters between tenancies for managed propertiesDeal with and resolve where possible, initial client complaints, notifying your line Manager of any escalating complaints in a timely fashion so these can be addressed immediatelyEnsure a current gas safety record is maintained at all timesArrange electrical safety checks (PIR) in accordance with company policyReceive and action maintenance issues and instruct approved contractors accordingly, controlling costs and quality of workCheck, authorise and post invoices to the in-house databaseSecure additional funds from landlords for maintenance issues which exceed our agreed limitArrange appropriate quotations in line with Terms & Conditions, ensuring landlords' approval is receivedAct as liaison between landlords, tenants, contractorsRespond to telephone and mail enquiries in line with department proceduresArrange and carry out property visits in accordance with the time scales in the company Terms & ConditionsNegotiate damages claims between landlord and tenants following check out. Personal specification: Previous experience as a Property ManagerExcellent communication skills, verbally and writtenExposure to a fast paced Property Management environmentIT literateGood organisational and time management skillsAble to take the initiativeExcellent customer service skillsConfident when speaking to clientsExcellent telephone mannerProblem solving skillsFriendly and approachableAble to work effectively and efficiently - in a team and independentlyFull UK driving licence. The successful candidate will need to be self-motivated and able to work independently as well as part of a team. The salary on offer will be between ??23,000 and ??25,000 depending on your level of experience within this field. This is a Monday to Friday role.
