About the company Your Local Lets Ltd are a small family run property management/lettings company based in Bristol and Somerset. We've been managing properties for 15+ years and due to expansion we require someone to join our friendly team. Main role Management of a portfolio of multi-let properties in the North Bristol area. Key tasks Answer the phone and emails.Keep online adverts up to date.Book and attend viewings.Check tenants in/out and complete all contracts and paper work associated.Deal with all maintenance enquiries.Liaise with company managers and colleagues.Maintain good relationships with landlords and tenants.Manage the cleaning and maintenance teams.Collect meter readings.Quarterly house inspections.Deal with any issues.General office tasks. Qualifications required: No formal qualifications needed, but a good level of numeracy and literacy is essential. On job training will be provided with the option of studying for a NFoPP qualification. This role would suit a highly motivated individual looking to grow with the company, or a graduate. More importantly we are looking for an enthusiastic, positive person with a great attitude. Successful candidate will ideally have: Excellent telephone and people skills.Great attention to detail and accuracy skills.Ability to work on own initiative and alongside remote managers/colleagues.An outgoing personality with a passion for customer service.Excellent time management skills, including the ability to prioritize and meet deadlines.Ability to resolve problems and think outside the box.Honest, reliable and friendly personality.Computer literacy, e.g. MS Office packages.Ability to work from home with own computer/printer.A car and a full drivers licence. Working Hours: Must be available 9am - 6:30pm Tuesday to Saturday to answer phone/emails. You will be job sharing with another team member who will be working Mondays. The position is currently part time, on average 15 - 20 hours per week. Some days will be busier, other days will be quieter. A large portion of viewings generally take place between 4pm - 6:30pm on weekdays or any time on Saturdays, as all of our tenants are young professionals. This role will grow into a full time position as our portfolio grows. You will have the opportunity to become full time, with an increased wage, or continue part time and job share. Part Time Wage: Minimum wage of ??550 pcm, plus a bonus each time a room is filled. Regular bonus average is ??120 - ??200 pcm. Months where new properties are taken on, the bonus will increase by an extra ??160 - ??200, depending on the size of the property.
