Building Manager - Manchester City Centre - Permanent BasisYou will play a vital role in the professional management of the Development, providing a safe, secure and well-maintained environment and to present a high standard of service for residents, visitors and the general public. You will manage a small team of concierges, a cleaner and maintenance engineer to ensure all duties are performed to the required standard. Hours: 08:00 - 17:00, Monday to Friday.Key Responsibilities:* Meet and greet the residents, answer enquiries by telephone or callers to the desk;* Ensure the highest levels of customer care and service are maintained at all times. Deal effectively with complaints;* Maintain a clean and smart appearance at all times, wearing either the staff uniform or a suit, ensuring the same from other members of the concierge/site team;* Close liaison with appointed contractors. Ensure all contractors have undertaken a full risk assessment, method statement and that their qualifications and insurances have been checked prior to issuing a Permit to Work;* Ensure effective security of residents, staff and the building at all times including overseeing the buildings CCTV/security facilities and aid the smooth running of car parking facilities;* Via the Concierge team ensure all visitors and guests and any contractor staff have permission to be present in the building. Co-ordinate, instruct and allow access for services to the Development;* Ensure all relevant Health & Safety regulations for the development are complied with. To report on any security/Health & Safety issues, incidents and complaints. Taking appropriate action in the event of an emergency;* Via the Concierge team overall responsibility for all deliveries to main reception desk, receiving and safekeeping of all parcels/registered mail;* Responsibility for the site Fire and Emergency Procedures Policy and ensuring that the Fire Risk Assessment is continually complied with and raise any concerns immediately to your line manager;* Pro-actively deal with any maintenance and cleaning problems identified within the Development and record daily site inspections to identify any problems. Fix, repair, maintain or clean any area or problem if able to do so;* Promote and encourage recycling activities within the development. Seek to reduce the amount of waste the development contributes to landfill and to investigate and evaluate new recycling initiative;* Be prepared to attend site in the event of an emergency, outside working hours, as required;* The submission of weekly estate reports to the Property Manager and monthly completion of concierge hours for payroll;* Effectively manage the site team. Offer guidance, inspiration and support as necessary.Personal Qualities:* Experienced in a similar field is highly advantageous, e.g. site facilities, maintenance or a hotel management position;* Extremely organised and efficient;* Able to manage differing priorities;* Able to remain calm in an emergency and assist in the speedy resolution of problems;* Excellent customer service skills.
