Over the last 8 years my clients' Construction team has developed a strong reputation for building quality homes for both their own affordable housing stock and open market sale within West Midlands and surrounding counties. The Construction team's current workflow is built up of Traditional mixed tenure Housing, supported housing schemes and large retirement living developments.

Reporting to the Purchasing Manager, you will be responsible for material procurement multiple new build schemes.

What will I have to do?

* I will send out enquiries for appropriate material, collate and analyse quotations for sign off by the Purchasing Manager and Head of Commercial.
* I will, as required, place orders with suitable for specified materials and hired equipment/accommodation ensuring goods are delivered on time and purchased at the most competitive rates within the budget.
* I will review the budget to establish allowances for each commodity required and report any potential overspends before they occur.
* In liaison with the purchasing manager, I will inform other colleagues of all relevant information regarding changes in materials, major price movements, delivery lead times and individual supply situations.
* I will lead on identifying new suppliers capable of delivering a good service for the client in the right location.
* I will carry out thorough review of contract documents, specifications and drawings in order to compile robust works packages for tender
* I will compile a detailed review and reconciliation of tender returns in order to make considered recommendations for appointment.
* I will monitor site stock levels and work closely with the site QS to ensure current material spend is in line with both progress and material on site.
* I'll be the main contact for all site based day to day supplier/material queries.
* In liaison with the purchasing manager, I will look to agree more long term rates and deals with key suppliers.
* I'll search for ways to improve the services we deliver by thinking creatively and sharing good practice with my colleagues
* I'll will from as required carry out procurement of subcontract works packages under the guidance of the Head of Commercial or Senior Quantity Surveyor.
* I will perform other reasonable additional duties at the request of my line manager for the good of the wider new homes team.
* Mentor and support other more junior members of the commercial team
* I'll invest resources wisely in order to maintain schemes stay on track financially, on time and to the right quality.
* I will work with the finance team to ensure invoices queries are dealt with quickly in order to avoid disputes with suppliers effecting progress on site.

* I will have in depth knowledge of new build residential development with preferably 5 years' experience in a buying role at a volume housebuilder or main contractor.
* I'll be self-reliant and able to operate effectively without the day to day support of the line manager.
* I will be flexible and perform my role effectively both in the office and out on site in order to resolve any site based issues quickly.
* I'll be a team player with a great positive attitude and live our DNA
* I'll have a valid driving license
* I will be familiar with health and safety legislation in so far as same relates to the new build residential sector.
* I'll have outstanding attention to detail.
* I'll have great IT skills and be familiar with all Microsoft office programmes
* Experience of using Coins software is not essential be would be beneficial for the role.
* I'll build effective relationships based on trust and respect and be a great ambassador for the company
