Regional Manager

Our client is the UK's leading retirement housebuilder. Their Management Services provide a high-quality and professional property management service in Retirement Living and Assisted Living developments. The Management Services was established in response to requests by customers who wanted them to manage as well as build their new home, enabling them to have a long term involvement in their developments and now manages 150 developments across the UK for more than 3000 Homeowners. By summer 2017, they will manage over 270 developments for more than 10,000 Homeowners.

Position: Regional Manager
Location: Home based located ideally in Bristol
Hours of work: 9.00am to 5.30pm, Monday to Thursday and 9.00am to 5.00pm Friday, with an hour for lunch daily.
Salary: £45-50k per annum

About The Role:
The Regional Manager will oversee the delivery of Estates Management services to all developments within the Region, delivering against Regional targets, workflows and operating plans as set. You will help develop a Regional Management Strategy and liaise and work closely with Management Teams.

You will ensure the region is run efficiently and effectively and that company policies, procedures and processes are followed, and ensure a regular visiting cycle to include Area Manager contact and annual reviews. You will also advise and help develop policies, procedures and processes to improve business efficiencies.

You will collate and submit a monthly Regional Report for all Assisted Living developments, and ensure escalated customer complaints are investigated and responded to within agreed timescales. You will also monitor First Occupation Criteria and report on findings.

You will liaise and work closely with Regional Teams to support Management Teams to deliver and achieve Customer Satisfaction, and liaise with Customer Services relating to enforcement of warranties and after sales services within the Region. You will also consider and advise on non standard Service Charge Budget features, and provide guidance for Service Charge Budget assumptions for the Region.

You will advise and assist in setting up of Regional and Local Contracts, and advise and assist in resolving operational problems that may arise within the region, and monitor and improve cost control and service levels for the Region. You will also ensure that all Health & Safety legislation is complied with throughout the Region using the support of the appointed Safety representatives.

Supported by HR, appoint Area Managers for Regions, you will induct, train, support and manage their performance, and as the business grows there may be a requirement for the post holder to have direct management responsibility for a small portfolio of developments.

You will have direct supervisory responsibilities for a team of Area Managers, and a small portfolio of Assisted Living developments, and will have broad internal relationships with all levels of employees within Management Services, and external relationships with subcontractors and suppliers, statutory authorities and professional organisations.

You will be required to make presentations, as required, including to Homeowners in relation to Service Charge, Development and Homeowner issues, major works or S20 expenditure at Assisted Living developments.

The role will be Home based, with extensive travel to developments and around the Region/Company. This will involve working outside of normal business hours as will the need to stay away where necessary.

About You:
The successful candidate will be educated to degree level or equivalent and possess a professional qualification in a construction related discipline, preferably CIOB or RICS. You must be computer literate with sound knowledge of Microsoft Word, Excel and property based databases such as QUBE would be an advantage, along with a sound knowledge of health and safety regulations. You will also have excellent knowledge of the construction or property management industry, and have demonstrable experience in a senior position in a related industry. You will also be able to communicate at all levels within the company.
