Site Manager (Fit-Out) 

Location: Project based, mainly across London (May need to travel to other areas)

Salary: Competitive rates of pay (Dependent on experience)

Our client has an excellent opportunity for an experienced fit out Site Manager. In this role you will be responsible for all on site activities.

Role Overview

In this role you will be responsible for and manage all site activities on high end fit out projects.  This should be done with a can do attitude.  You will work autonomously using your fit out/construction knowledge to problem solve and make decisions on a daily basis.  You will be the main on site contact for the Contracts Manager, clients, sub-contractors and other trades.  You will also co-ordinate all aspects of the works so that the fit out project is completed in line with the clients’ requirements, within budget, on time and finished to an exceptionally high standard.


  • Work closely with the Contracts Manager to plan the project effectively, by ensuring that the project requirements, specification, design drawings, health and safety proposals are all read, understood and agreed, and that a project programme is followed.
  • Set up an emergency plan and general site facilities for the project, ensuring that these are in line with the health and safety policy.
  • Form and maintain the storage facilities and manage stock planning so that stock, materials, plant and tools are organised to meet the timescales for the project.
  • Form a secure site, including access and egress.
  • Procure materials for the project in a timely manner and to meet the programme
  • Produce a labour schedule and a look ahead sub-contractors programme in conjunction with contracts manager and surveyor to ensure sub-contractors packages are placed in time to meet the programme. Maintain the schedule and track progress, keeping records on file and copying weekly records to line manager/ office. 
  • To manage building contracts on-site, liaising with the Contracts Manager, client, sub-contractors and other trades, co-ordinating all aspects of the works so that the building project is completed in line with the requirements, within budget and on time.
  • Have a commercial understanding of the project, advising and implementing cost savings at all times, and represent the company in a professional and proactive manner in all dealings with those associated with, and affected by, the building project. Health, Safety and Security
  • Provide first aid facilities, ensuring there is a first aid area (kept clear), first aid stocks/facilities are kept clear.
  • Ensure safety to public, site visitors and staff on site at all times, ensuring that preventative measures are taken, including personal protection, following safety instructions and following all aspects of the health and safety proposal for the site.
  • Maintain security of completed works, perimeter barriers, stored materials and plant, at all times during the project Ongoing Management.
  • Supervise and manage all site based operatives, overseeing all aspects of their work, to include; carrying out safety inductions; tool box talks; controlling quality of work; ensuring method statement and order fulfilment; cleanliness & tidiness; the use of plant and tools, waste reduction; upkeep of plant and facilities; use of personal protection equipment/wear.
  • Ensure that all works carried out are undertaken within current codes of practice for brick work, plastering, carpentry etc. and that works are to the required standard.
  • Check that all materials used, including those used by sub-contractors, are compliant with technical and quality specifications.
  • Maintain and track deliveries, ensure that stock and materials are deployed properly, off load/check all deliveries to relevant storage facilities, and manage stock issue, adhering at all times to operational needs and with due regard for health, safety and security.
  • Any other duties reasonably requested.

The ideal candidate should be able to demonstrate the following:

  • Substantial experience of the full life cycle of a number of high end fit out projects, involving the supervision of the project and the staff working on it.
  • Qualified trades person with a proven track record for quality.
  • CSCS card (Management level).
  • Knowledge of CDM regulations.
  • Experience in the co-ordination and installation of services.
  • Analytical skills to be able to understand and interpret complex technical specifications, drawings and documents and formulate plans from them.
  • Written communication to be able to write reports and complete paperwork/administration.
  • Numeracy skills, to enable scaling of drawings, checking measurements/angles and doing calculations.
  • Verbal communication skills to enable effective communication all levels, and able to develop good relationships with clients/client representatives.
  • Basic It Skills to enable flow of information between those involved in the project, particularly Microsoft Outlook.
  • People management skills, to be able to instruct staff, deal with difficult staffing situations and maintain a productive, happy but disciplined working environment.
  • To be good at planning ahead as far as possible as the project progresses, checking back to plans/programmes regularly.
  • Have a strong sense of achievement; to be able to drive projects forward.
  • To be organised and good at time management and prioritisation of work.
  • To have a good eye for detail, e.g. for seeing small points in drawings, checking work quality.
  • Ability to read and interpret drawings using AutoCAD.
Desirable Criteria:

  • Qualified first aider.
  • Construction Management HND/Degree or equivalent.
  • Relevant H&S qualification.
