An exciting opportunity has arisen for an experienced, business savvy, Property Manager to join T & M Property Investments Ltd based in Manchester.
T & M Property Investments Ltd are a rapidly expanding property investment company with a £10 -£20m Industrial, Commercial and Residential.
The role will involve:
- Corporate Real Estate optimisation.
- Consulting with relevant sector specialists as required.
- Carrying out regular site visits to ensure all buildings are in good order.
- Managing portfolio credit control processes to ensure timely rent collection and management of arrears.
- Managing expenditure against budget and produce reports as required for the Board.
- Assessing, recommending and implementing General, Health & Safety and Fire Risk policies.
- Ensuring Health & Safety regulations are met across all buildings and worksites.
- Circulate Management or Formal Notice information to tenants in a timely way.
- Writing reports and executive summaries where required.
- Managing hard and soft copy data and emails and ensure all client files are updated and secured.
- Report on various property management tasks as directed by the MD.
As a Property Manager your duties and responsibilities will be:
- Responsible for the management of the Portfolio on a day to day basis.
- Offering strategic advice on related matter such as contractual documents; lease exit transactions, break clause, dilapidations settlements, Joint Ventures, Landlord & Tenant law, etc.
- Assisting with the preparation of future bids and proposals.
- Producing budgets where required.
- To carry out any other reasonable tasks as required by the Business / Directors from time to time
An ideal Property Manager will have the following skills and qualifications:
- Relevant degree, (or QBE), qualified or studying towards RICS and sound knowledge of the Landlord and Tenant Act 1954 and subsequent and or relevant legislation.
- Relevant experience in the commercial and residential property management.
- Awareness of the property market and an understanding of what influences the value of individual assets and property.
- An enquiring mind, someone who looks beyond obvious solutions.
- Demonstrable aptitude for negotiations, concise accurate advice & client-relationship building.
- Knowledge of Landlord & Tenant Act, RICS / ARMA Guidelines & Regulations and procedures as well as best practice on residential block property management
- Excellent research, analytical, written, verbal and presentational skills
- Excellent IT skills including Word and Excel
In return for this you will receive a salary of £40,000 - 45,000 per annum dependent on experience.
