Established in 1986, the company is based in Battersea, London. For almost 25 years the company has successfully designed, developed and marketed over £1.5bn of prime residential sites in London.

Job Role:

An Asset Manager is required to join the company's team to run and add value to their growing residential and commercial portfolio within central London. It is essential that you have previous experience in asset management and a proven track record of increasing income streams.

You will be confident and commercial with an eye for detail and strong negotiation skills and be able to demonstrate excellent communication skills and the ability to analyse data. You should not only be able to work independently, but also be a good team player, possess a high level of initiative, hands-on, resourceful, strong communication with great interpersonal skills with experience of dealing with internal and external stakeholders and clients.

Principle Accountabilities:

  • Assisting with the compilation and execution of asset management initiatives;
  • Successfully leasing residential and commercial units;
  • Execute asset management strategies and plans for the central London real estate portfolio, including marketing strategies to optimise income and realise the highest value of our assets;
  • Prepare and manage our annual budgets and reports which cover the financial performance of the asset, leasing status, rental collection and property valuation;
  • Work closely with the Development Team to ensure that the asset is properly maintained, managed and compliant with regulations while building strong relationships with customers and coordinating with external parties like government authorities, brokers, etc;
  • Manage market intelligence and collate market / industry information to ensure competitiveness of the Company's products and services;
  • Develop and maintain a wide variety of effective working relationships and external contacts, representing the company in a positive and professional manner, both externally and internally;
  • Demonstrate continuous improvement, value for money, effective management and delivery to help drive the business for significant growth;
  • In-depth knowledge of compliance with all relevant legislation, policies, and procedures with the ability to demonstrate high standards of integrity, and corporate governance on all projects.

Skills, Knowledge and Behaviours Required:

  • Degree level or above essential in Real Estate, Building, Business, Finance, Engineering or its equivalent with at least 5-7 years' experience in property asset management;
  • Strong central London commercial market knowledge essential
  • Identifying, tracking and managing opportunities within the portfolio that will deliver enhanced value and rental growth/new rental income;
  • Formulating, in conjunction with Managing Agents, lease and rent review strategies to drive best outcome. Appoint and manage leasing agents, leading tenant negotiations;
  • Providing timely management reports highlighting critical dates for lease renewals, rent reviews, vacancies and all asset management initiatives/tasks;
  • Reviewing strategies of property management and making recommendations to management and managing agents, mitigating owners' liability across the portfolio, asset enhancement / value add / redevelopment propositions) and making recommendations to management and managing agents, mitigating owners' liability across the portfolio;
  • Managing rent, service charge demands and reconciliations; ensuring best value and timely demands;
  • Ensuring tenants' compliance with lease terms and property are kept in good repair;
  • Ensuring timely collection of rent, service charge, insurance and other charges;
  • Effective negotiation, decision making, critical thinking and problem solving skills;
  • Excellent English both in verbal and written communication skills and good presentation skills;
  • Proven risk assessment, monitoring and control skills with an understanding of delivering projects of scale within agreed programmes;
  • Outgoing, resilient, confident and collaborative;
  • Ability to deal with stressful situations; work calmly and maturely when under pressure;
  • Strong Microsoft Office capabilities;
  • Meticulous eye for detail / good proof reader / immaculate presentation of work;
  • Development experience is desirable;
  • Flexibility and initiative is important to ensure success within this role.

  • Hours - 9am- 6pm Monday to Thursday, and 9am - 5pm on Friday;
