Project Manager

We have an exciting opportunity for a Project Manager to join our team based in Royal Wootton Bassett. The role is a full time, permanent position offering a salary of £25,000 per annum with an OTE of £35,000.

Trading independently since its inception in 1998 , ‘Quick Move Properties' has been involved in the residential property industry sector for over 25 years. The company uses its own balance sheet to purchase properties, thus absolving new home builders, park home and leisure home providers of the costs, risks and cash flow disadvantages of offering part exchange.

Spire House Developments Ltd. is a subsidiary of Quick Move Properties Ltd and is involved in residential property development. Having now successfully completed over 20 residential development projects and with many ongoing projects and numerous new opportunities. The projects can be financed using various methods and can take several different forms such as new builds, renovation, conversions, land acquisition and park home developments.

We are seeking an enthusiastic Project Manager with an entrepreneurial flair who is looking to develop their career in the residential property building sector. The successful candidate will have the opportunity to shadow and be mentored by the director, gradually developing their skills and becoming responsible for their own projects from start to finish.

Project Manager – The Role

You will, in conjunction with, Architects, Lawyers, Planning Consultants, Services engineers, Structural Engineers, Estate Agents, Surveyors and Valuers and Accountants be responsible for:

- Sourcing suitable opportunities

- Appraising opportunities

- Carrying out appropriate Due diligence

- Managing out sourced Professionals

- Raising Finance

- Managing Sales of completed Developments

- Regular site visits and reporting on progress of ongoing developments

Project Manager – Requirements

- Strong numeracy and financial management skills

- Demonstrate entrepreneurial skills – think outside the box

- Define and discuss the objectives, requirements and budget of a project

- Negotiate with contactors and other professionals

- Ability to work within financial budgets and deadlines

- A creative and innovative approach to problem solving – resolving any issues that arise during construction

- Ability to communicate at a professional level with strong influencing and persuasion skills

- Able to report and relate complex information in a simple way to a diverse range of people

- Practical and logical qualities and a methodical way of thinking

- Strong team working skills

- Car driver

Knowledge of past and current building and construction technology processes, materials, business and legal matters would be beneficial but is not essential.
