This award winning Property Management Company require a Head Porter based in Cambridge. The successful candidate must have experience in running a Residential Estate and be willing to take hands on approach to all aspects of the development.

The overall purpose of this job is to be responsible for maintaining the quality standards of this flagship development located in the centre of Cambridge.

The role of Head Porter is to ensure that an exceptional level of customer service is provided to all residents, that the communal areas are kept clean and tidy and that all maintenance issues are resolved quickly and efficiently. Residents should feel happy to live in a development managed by the company.

Service to the residents:

- Be the first point of contact for all lessees and residents either via telephone or in person at the Concierge desk
- Ensure there is a visible presence of on-site management at times of peak resident movement
- Be responsible for the administration of the resident concierge services including registering changes to owners and new owner details
- Be responsible for the administration and day-to-day operation of the residents' parcel and key handling services and visitor parking procedures
- Handle complaints from residents effectively and efficiently, following company procedures and reporting to others

Building Management:

- Quality inspections/site walk around - walk the entire development inspecting for cleanliness
- Contractor Management - monitor the work and performance of contractors on site
- Planned Maintenance - ensure that items identified on the Planned Maintenance Schedule are undertaken on time and to the required standards/guidelines.
- CCTV - responsible for the operation of the CCTV when requested
- Meter Readings - facilitate the meter readings for communal utilities
- System Testing - facilitate system testing around the development, including tests for emergency lighting, fire alarms and smoke vents
- Be fully conversant with the key points of the Head Lease and the House Rules

Cleaning and maintenance of communal areas:

- Assist with the day to day cleaning of the development, including vacuuming/mopping floors, dusting fixtures and fittings, cleaning/polishing push/kick plates on doors
- Assist with the maintenance of the hard landscaped areas, including litter picking and sweeping leaves/debris/dirt within the managed areas of the development
- Assist with the maintenance of the soft landscaped areas, including weeding and basic pruning
- Assist with the day-to-day management and cleaning of the bin stores
- Assist with the management and cleaning of the car park and cycle stores, ensuring these areas are kept clean, secure and free for any hazards at all times

Hours: Shifts of 08:00-17:00 or 09:00-18:00 Mon-Wed and either 07:00-16:00 or 13:00-22:00 Thur and Fri
