JOB TITLE                      Maintenance Manager

                                       Full time post.

                                       Line manager - Buildings Manager.

LINE MANAGER FOR:      Technical Maintenance Department Staff.

SKILLS REQUIRED            The post holder is required to have extensive experience of maintenance operations and construction techniques within buildings ideally as applicable to listed buildings. Good interpersonal and communication skills are required. IT skills are essential especially keyboard skills and the ability to use both Microsoft Outlook and Office.

PURPOSE OF THE POST    The Role of the Maintenance Manager is to provide day to day management of the trade's maintenance team in order to provide an efficient maintenance service to the College.

                                                                                     

DUTIES

Using own initiative to ensure timely completion of work in accordance with instructions, as may from time to time be issued by the Buildings Manager, in connection with a wide variety of duties which include the following:

  1. To direct and control day to day work of the maintenance team. Advise the Buildings Manager on works that are both required and have been completed.
  1. To determine daily priorities of the maintenance team.
  1. Issue daily job tickets and organise response repairs. Inspect jobs on completion to ensure the works have been carried out efficiently and to a satisfactory standard.
  1. Manage the online maintenance book (used to report faults) and produce weekly progress reports.
  1. Attend regular work progress meetings with Buildings Manager to discuss the progress and completion of work.
  1. Order all materials and services as required for the maintenance team. Arrange for orders to be delivered to site.
  1. Agree planned maintenance programmes with the Buildings Manager. Carry out inspections as necessary to enable work programmes/schedules to be prepared and updated.
  1. Together with the Buildings Manager and with reference to the University preferred supplier schedules compile an approved list of contractors and suppliers.
  1. Develop procedures including computerised systems and staff development to improve the efficient running of the department and to ensure that staff are conversant with current statutory requirements.
  1. Create a schedule for all routine and regular maintenance tasks. For example clearing of rain water guttering, swimming pool maintenance, ladder tags, etc.
  1. Together with the Buildings Manager, create programmes of work for refurbishment projects.
  1. Various routine staff administration such as return to work interviews following staff absence, preparation and maintenance of an up to date holiday chart. Ensure staffing levels are adequate to complete work deadlines. Notify the Buildings Manager of staff absence and agreed holiday dates.
  1. Communicate effectively with maintenance team, other members of staff, students and Fellows via a variety of methods (email, letter, telephone etc.).
  1. To be available to deal with emergencies as required.
