Job Summary To co-ordinate and manage the delivery of Store Development projects from inception through to completion, ranging from refits, remodels, new stores, relocations and expansions, trading store initiatives, ensuring all projects are delivered on time, on budget and to brand and corporate standards. Manage the allocation of appropriate personnel and resource to each project to satisfy program requirements in conjunction with and to the approval of AVP Construction Germany. Site Management of New Store Construction & Refit Process
  • Inspection and technical risk assessment of new rentals
  • Manage delivery of turnkey projects from developer to handover to operations including co-ordination of contractors, architects, engineers and other consultants
  • Manage and ensure quality standards are consistently met for all projects
  • Manage delivery of each project on time and to suit requirements of the business targets
  • To ensure the corporate specification is adhered to
  • To liaise with and hold appropriately well planned and recorded meetings; with all internal and external stakeholders and ensure all relevant parties are kept informed of timings and status
  • Mange consistency of delivery and performance of all suppliers in conjunction with approval from AVP Construction Germany
  • Monitor, manage and recommend supplier / contractor /consultant allocation to and for the approval of AVP Construction
  • Procure the works; agree shell specifications and costs and manage the delivery of selected projects with agreement of AVP Construction Germany
Cost Management
  • Mange projects to be delivered within budget
  • Manage control and report weekly to AVP Construction on costs and budgets for all projects at each stage
  • To negotiate with suppliers and contractors (vendors) to achieve best value in conjunction with AVP Construction Germany
  • To assist with reducing build costs by means such as value engineering
  • To review the store construction specifications and design criteria to achieve cost savings
  • To adhere to cost management and competitive pricing procedures
Reporting
  • To keep project file and records in chronological order
  • To accurately report project cost information weekly / monthly and as required to AVP Construction
  • To ensure the company audit timescales for cost reporting are adhered to
  • To regularly and accurately report the progress of projects updating AVP Construction as required
Health & Safety & Other Legislation
  • To ensure that the company meets all statutory obligations with regard to Health & Safety, particularly with regard to CDM requirements and all latest codes and legislation relevant to Germany and the EU
  • To ensure the project complies with the Building Regulations, Planning Regulations, the Disabled Discrimination Act and all other relevant latest legislation for Germany and the EU
Liaison with the Acquisitions Department & Developers
  • To communicate and liaise with the tenant surveyor / property acquisitions department and developers to ensure timely delivery of units to the correct specification
  • Manage the delivery of shell demises from the developers and ensure the correct specifications are delivered on time and in accordance with all agreement for leases
  • Agree shell specifications and responsibilities for selected projects in conjunction with AVP Construction. In accordance with strict timescales and specification standards
Key Responsibilities
  • Qualified to a minimum of further education level (C&G, HNV, NVQ, (Dipl-Ing.; Meister oder Techniker), in a related field and qualifications relevant to suit the German market
  • Proven experience of construction project management in a complex and multi-sited industry such as retail, leisure, or similar, is essential
  • The ability to manage multiple projects simultaneously
  • MAPM, RICS, CIOB or RIBA is desirable or other equivalent qualification in Germany
  • Budget management experience of GBP150,000 up to GBP6 million is required
  • Full clean driving licence is essential
  • Excellent communication skills
  • Must be fluent in both German and English written and spoken
  • Proven experience of managing teams of consultants and contractors
  • Knowledge of Microsoft Office and Microsoft Project.
  • Willing to travel throughout the Germany for up to 4 days a week and with some overnight stay required. Min 1 to two days a week in Dusseldorf head office base
