Property Manager

Twickenham & Richmond Borough 

Salary £28000 - £30000

Our Property Managers are responsible for their own portfolio of managed rental properties. This varied role requires great organization and customer service skills. A typical day might be dealing with landlords and overseeing refurbishment projects or property inspections and dealing with issues arising from contracts, EPCs or inventories.

Key Responsibilities of the Property Manager

• Work closely with Branch Managers, Consultants and Admin Teams to ensure all properties are ready for occupation and Landlords kept updated

• Assist Branches to ensure new lets are ready for new tenants

• Respond to Landlord, tenant and Branch enquiries quickly and efficiently in line with Thamesview policy

• Assist Landlords/ Tenants to resolve any issues that may arise during a tenancy

• Offer Property Management advice to Landlords & practical assistance to tenants

• Develop strong relationships with Landlords to retain/develop possible business opportunities

• Field tenant repairs/maintenance requests, instruct our approved contractors, update 

• Landlords and enter accurate notes to the system

• Check funds are available via rent or Landlords prior to works commissioned

• Deal with large issues arising from Gas/Electrical test reports, contract, EPC andInventory questions

• Carry out regular Property Inspections and report to Landlords or liaise closely with Property

• Inspectors when relevant center is large enough to have one

• Co-ordinate and oversee refurbishments projects

• Populate works orders to record & track all works through to completion

• Oversee large works are completed to satisfactory standards and keep Landlords/tenants updated

• Sign off Contractor Invoices

• Chase Managed property rent arrears, liaising with other Departments/Branches

• Negotiate end of Tenancy Deposit Return and return funds as appropriate within the pre-prescribed time frames incl. TDS liaison when required
