This award winning and well established Residential Estate Management company require a Block Property Manager to join their team, due to the expansion of the portfolio. Managing high-end estates across the Cambridge, the Midlands and London, this office based role in Nottingham puts the Property Manager in control of all aspects of their portfolio for that region.
This company focuses on giving a high quality, transparent and customer focused service to its residents. The successful candidate must work to the ethos of 'Managing property as though you live there' and also be proficient in dealing with RMC's, as this makes up approximately 80% of the companies portfolio.
As this is an all inclusive role the successful candidate must have experience of:
- Prepare, review and implement annual budgets for each estate, ensuring the budget is approved and demands are issued on time.
- Dealing with all leaseholder enquiries in regards to the development.
- Handling all leaseholder correspondence.
- Attending Board, AGM/EGM and residents meetings, including evening meetings.
- Dealing with reactive enquiries quickly and efficiently.
- Issuing section 20 notices.
- Undertaking regular site inspections/meetings/surveys in accordance with the contractual obligations of the company and additional visits as required. This may include creating a site visit schedule so Directors know when you will be on site.
- Handling all lease assignments/ solicitors enquiries related to the portfolio.
- Ensuring that all properties in the portfolio are insured including dealing with all claims, renewals and enquiries regarding the policy.
- Manage the approval and appointment of all Contractors. Approve and assess all planned and regular maintenance work.
- Co-ordinating all legal proceedings for ground rent/service charge arrears and other breach of the lease, including attendance at Court to give evidence as necessary.
- Reviewing and developing changes to management policy and procedures.
In addition to experience in the above it is also desirable that the successful candidate is:
- IRPM qualified
- Excellent communication skills
- Comfortable analysing financial data
- Have a full UK driving licence
