So what steps can I take to run in my new home?

  • To minimise cracking try to keep a reasonable even temperature. Use central heating sparingly at first.
  • Keep temperature constant. If you move in during winter, try not to have the heating on too high. If you are out of the house all day keep the heating on at a lower temperature.
  • Minor cracks should be left for a few months and then sealed after your new home has dried out.
  • If you do find condensation on windows, wipe it away.
  • Produce less moisture by covering your pans when you are cooking and do not allow the kettle to boil for longer than necessary.
  • Stop moisture spreading by closing the door when cooking or taking a bath.
  • Allow moisture to escape. If you are producing a lot of moisture, ensure that a window is open or the trickle ventilators are open. If you have an extractor fan use it.
  • Do not block built in ventilation systems such as airbricks, passive ventilators etc.
  • Put washing outdoors to dry if you can. If you have a tumble dryer (unless it is the self condensing type), add a flexible duct to ventilate the moist air to the outside.
  • Built-in wardrobe doors should be kept slightly ajar during the drying out period.
  • Examine the loft regularly for signs of condensation.

What should I do if I continue to have 'drying out' problems in my home?

During the first two years after the property was completed you should:

  • Contact the builder in writing to report any defects, and be sure to keep a copy of the letter.
  • If in dispute with your builder contact your local NHBC office.
  • NHBC will assist in ensuring that the builder puts right anything, which is contrary to NHBC requirements, or may carry out the appropriate remedial work itself.
