There is certainly a lot of planning and preparation to do before you even start work on the house.
Firstly, you have to find a plot of land. Estate agencies can be used or you could use the services of a land bank, which will usually send you a list of plots. Self-build resource sites on the internet are also useful. Both

The right plot is essential, but it doesn't have to be virgin land - it's often easier to pick an existing building and get permission to demolish, renovate or rebuild the site.
And what makes a suitable plot? Many things must be taken into consideration. Is it the right size and shape? Will you get planning permission? What are the views like? Are there services and amenities nearby?
Rights of access and provision of mains services can also be a major headache, and you'll need to have extensive tests done, such as soil analysis.
You will also need specialist legal help for both negotiating with building contractors and sorting out planning issues such as titles, access, easements or servitudes, services, surveys and a few more specialist subjects besides. See here for advice on the

Like any time you move house, you will need a mortgage. A number of companies offer specialist mortgages, but in the past these have been complex and not particularly good value for money.

Good insurance is also vital. You will inevitably enter into contracts with many third parties such as lawyers, surveyors, architects, builder and package companies, so you should arrange specialist insurance to protect yourself from the added risks involved in a self-build project.
